We prepare landscape submissions for Development Authority applications and approvals, working closely with consultant teams to meet project time limes.   Submission requirements can vary significantly, but fundamentally need to meet Authority planning schemes, standards, and guidelines.

Submission packages typically include the landscape masterplan but may extend to include; Tree Canopy coverage assessments, Soil volume calculations, Biodiversity responses, Visualisations,  Landscape budgets and Maintenance Schedules.  Our team is adept at assessing the project and approval needs and providing a comprehensive landscape package that meets approval requirements.

Building on the initial landscape masterplan, we employ an iterative schematic design process to collaboratively explore, test, and refine ideas. This approach enables us to respond dynamically to site conditions, stakeholder input, technical requirements, and evolving budgets—ensuring each design phase builds meaningfully on the last. Through sketches, modelling, and continuous feedback loops, we craft creative, practical, and place-specific solutions that reflect our clients’ vision and community aspirations.

The Detailed Design phase translates these conceptual ideas into buildable outcomes. We produce comprehensive documentation—including models, technical drawings, specifications, and material selections—to ensure the design intent is preserved through to Issue for Construction. This stage involves close coordination with engineers, architects, and stakeholders to resolve complexities and refine every detail.

As Digital Engineering and BIM Workflows have evolved, Tract has developed our  modelling approach to adopt the benefits of BIM as more projects embrace advanced digital workflows. By embracing 3d as a core workflow, we have proven we can collaborate seamlessly with architectural, civil, and structural team members, shaping landforms that adopt key site features and blend the proposed built form within the surrounding site context.

This approach allows Tract to regularly integrate complex designs in Revit, IFC or DWG Formats, an essential workflow to test design options, especially for complex grading solutions.  To communicate our design intent, we can apply visualisations renderings, that incorporate landscape treatments, planting and materials that provide a realistic view of the future built outcome within their urban and / or environmental context.
