The Scenic Rim Character Precincts project celebrates the distinctive architecture and history of the region’s towns and neighbourhoods through a suite of built form guidelines.
Developed in partnership with Scenic Rim Regional Council, these guidelines provide practical steps, illustrated examples and design principles to help applicants prepare proposals that respect local character and enhance the qualities that make each precinct unique.
This work responds to the challenge of balancing growth with heritage. By embedding character into future development, the guidelines create places that feel authentic, functional and connected to community values. They underpin a Planning Scheme amendment that gives Council and the community the ability to guide new development in line with preferred character without imposing unnecessary restrictions.
The amendment integrates Character Precincts within the Strategic Framework and introduces a new Table of Assessment, Overlay Code and Planning Scheme Policy supported by detailed design guidelines. Together, these tools provide a clear and consistent framework for shaping development that protects and strengthens the identity of Scenic Rim’s seven precincts while enabling sustainable growth.
We delivered the urban design strategy, guidelines and planning inputs that make this possible, ensuring Scenic Rim’s character is celebrated and carried forward through thoughtful, practical design.
