Moments from Waurn Ponds Shopping Centre, this future-focused village is designed to elevate modern retirement living, bringing a fresh, high quality housing option to a growing market seeking comfort, connection and convenience.

Crafted by the team at Clarke Hopkins Clarke, the village has been envisioned as a warm, welcoming and socially vibrant place to call home. At its centre sits an architecturally designed clubhouse where residents can relax and socialise – offering a rich mix of settings for organised and spontaneous activities, with a swimming pool, library, communal dining spaces, bar and beautifully appointed lounge areas.

This new community of 125 self-contained two and three bedroom homes will enable Levande to deliver much needed retirement accommodation, supporting ageing in place and strengthening local and regional housing choice.

Tract’s role extended beyond planning approval, navigating the 4.71-hectare site’s complex topography and drainage challenges with precision and care. Through close collaboration with specialist consultants and proactive engagement with Council, we resolved technical constraints and shaped a proposal that earned strong Council support. The result is a development that not only meets all planning and engineering requirements but also reflects a thoughtful response to its landscape and community context.
