Tract facilitated planning approval for 130 Little Collins Street – a premium strata office building that sets the bar in architecture, design, amenity and sustainability.

Designed for Golden Age as a collaboration between Cox Architecture, Hecker Guthrie and Jack Merlo, this exceptional project strengthens the area’s commercial offer and street-level activity.

Located in Melbourne’s Paris End, the 28-level development provides around 10,000 square metres of office space. Its design gives the building a clear presence on Little Collins Street, with strong building lines from the tower down to the ground level.

Tract successfully negotiated a building height of over 100m and a floor area ratio (FAR) of 20:1 in an area where the planning controls would suggest a maximum height of 80m and a maximum FAR of 12:1.

Workplace floors are complemented by high-quality shared facilities, including a rooftop terrace, extensive end-of-trip facilities and comfortable boutique office spaces.

At street level, a double-height lobby improves entry and wayfinding, with a first-floor business lounge and curved glass facade opening to the atrium.

Upgrades to Coromandel Place support improved pedestrian connection and help activate the surrounding laneway network. The project targets a 5-Star Green Star Design and As-Built, and WELL Certification.
