Development Victoria's new residential community at 31 The Avenue, Coburg brings together housing diversity, connectivity, and landscape-led design to create a vibrant place to live.

Positioned within easy reach of public transport, retail and essential services, the project delivers much-needed housing, including affordable and build-to-rent options, contributing to Victoria’s growing housing supply.

The avenue - courtyard

Designed in collaboration with Hayball Architects, the four-building development places landscape at its heart. A central communal courtyard anchors the site, connected by a network of safe, legible pathways that prioritise walkability, accessibility and active movement. The communal courtyard features generous canopy trees, immersive native planting an open lawn and outdoor seating areas that invite residents to gather, relax and connect.

The landscape extends beyond the site with a new public park in The Avenue, transforming a currently closed section of road and adjacent vacant land into a valuable open space for the Coburg community, enhancing liveability and local identity.

The planting palette draws inspiration from the nearby Merri Creek corridor, with a predominately indigenous species selection that strengthens local character, supports biodiversity and creates resilient urban habitat. An existing Spotted Gum tree is retained on site, alongside the established street tree canopy, preserving the area’s amenity and leafy character.

Together, architecture and landscape deliver a connected, green neighbourhood that not only provides homes, but fosters community and enhances the broader public realm.
