Moonee Valley Park is a landmark 9-hectare redevelopment that reimagines urban living by placing parkland at the heart of its design.
Each sub precinct boasts its own unique botanical character, complemented by nature-based solutions such as extensive tree canopy, diverse planting palettes, vertical greening, and the preservation of mature trees.
This commitment to sustainability has earned the project Nature Based Cities Exemplary accreditation, setting a new benchmark for integrated, green urban design.
Feehan Row
The first stage of development at the Moonee Valley Park development was to create a series of attached 3 storey terrace homes fronting Feehan Avenue. Tract Planning and Landscape teams in collaboration with Rothe Lowman architects designed and obtained the planning permit for the development. The planning controls identified strict building height and setback requirements, and the design team was able to create exceptionally high quality built form and landscape responses to the Feehan Avenue street frontage.
Council supported the permit and facilitated the first stage of development. Feehan Row established a new building character for this locality and set the benchmark of quality for Moonee Valley Park. The terrace homes are now complete and occupied and frame the northern edge of the highly successful Tote Park which anchors the public realm and community activation space in the Moonee Valley Park Development.
Feehan Row is a high quality example of the development being delivered by the Hamton Hostplus consortium at Moonee Valley Park. Tract was pleased to offer the planning and landscape architecture services for this early stage development.
Thomas Street Apartments
Thomas Street apartments are the first multi level apartment complex forming part of the overall Moonee Valley Park development. Sited on the former members car park, the apartment complex sets a benchmark for high quality living in the Moonee Valley precinct.
Tract delivered comprehensive planning and landscape architecture services to secure planning permits for the site. The Council commended the project’s exceptional design and built form, which introduced a distinctive new address on Thomas Street within this established neighborhood. Setting a benchmark for quality, the Thomas Street apartments achieved rapid sales and were constructed in record time.
The apartment complex features a beautifully designed residents’ garden—a tranquil retreat offering a lush, green sanctuary for relaxation and connection with nature.
The Thomas Street apartments integrate seamlessly into the surrounding streetscape. The landscape architecture response played a pivotal role in delivering a vibrant, green design that enhances the public realm along Thomas Street. Today, the interplay between building form and lush landscape elements—woven into external walls and balcony spaces—creates a striking, high-quality environment that feels alive and connected to nature.
The Thomas Street apartments are now complete and thriving, with the first residents of Moonee Valley Park enjoying the benefits of this exceptional development and its prime location.
Trackside Apartments
Trackside apartments, located on the north east corner of the site, establish the gateway entry along the edge of the Moonee Valley racecourse into this new development precinct.
They establish a key interface and edge to the racecourse, with views directly over the track and on to the City skyline.
Tract obtained the planning permit for the apartments and our Landscape Architecture team played a vital role to establish high quality landscape treatments at the ground plane along the racecourse edge and around the established Stone Pine trees that anchor the development.
The architects design response optimised views and outlook from the site, while our landscape architecture response celebrated the established Stone Pine trees and created a high quality resident and visitor entry to the building.
Trackside Apartments are now complete and the result is a high quality living destination which improves the new streetscape and fits seamlessly into the site.
Stonepine House
Stone Pine House is the third apartment complex at the Moonee Valley Park development within the Moonee Valley Racecourse site. It has been designed in connection with the adjoining Trackside Apartment building to create a high quality apartment and living location.
As the name suggests, the apartments have been designed to respond and celebrate the mature and established Stone Pine trees that previously sat within the asphalt car park of the Moonee Valley racetrack. The Stonepine House apartments were cleverly designed by the architects to provide a sensitive interface to the existing terrace townhouses to the west and to offer a built form that enabled sunlight entry to the established Stone Pine trees.
Tract obtained the planning permit for the apartments and in combination with the Trackside Apartments gained Council’s acceptance to the built form outcome in this sensitive location.
Tracts Landscape Architecture team again played a vital role to establish a high quality streetscape along the newly created Stone Pine street in the development but also to seamlessly integrate the building edges with high quality landscape treatments.
Stonepine House adopts the principles of Nature Based Design to create development within a parklike and green setting.
In combination with Trackside Apartments, Stonepine House establishes an exceptionally high quality living destination within Moonee Valley Park.
