Positioned in close proximity to the foreshore, Levande’s new retirement living village in Ocean Grove will deliver a high standard of amenity for residents with strong connections to green space and the surrounding natural environment.
Tract’s Town Planning and Landscape Architecture disciplines are working with Levande to facilitate planning approvals and prepare the landscape masterplan.
A planning permit has been successfully secured for 160 dwellings, 44 two-bedroom and 116 three-bedroom homes, and a clubhouse featuring a swimming pool, library, communal dining room, bar and lounge. The grounds feature a community garden, outdoor recreation spaces, and paths that offer direct access to the beach.
Through the next stages, Tract will continue collaborating with the client and consultant team to ensure the design responds sensitively to local context, aligns with Levande’s core principles, and delivers a contemporary development with a strong coastal identity.
Landscape systems will incorporate water-sensitive urban design measures to manage hydrology and drainage, reduce surface runoff, and enhance ecological function. Rain gardens, swales and a vegetated wetland that support biodiversity will form landscape systems that contribute to the village’s overall amenity.
The landscape design will create a seamless transition between the village and its surroundings through carefully considered planting and screening strategies that mitigate visual impacts and manage interfaces with adjacent commercial, accommodation and residential properties.
Embracing the coastal setting and connection to nature, the landscape design will prioritise native vegetation and habitat creation to strengthen ecological resilience. A network of accessible, well-connected pathways will support a walkable and inclusive environment, underpinned by a legible and refined material palette.
Flexible outdoor community spaces will encourage social interaction and a vibrant, supportive environment. An overarching coastal character will create a sense of unity while offering distinct zones that balance privacy, community and engagement.
