Tract is proud to have provided town planning services to Satterley Property Group in support of the redevelopment of the former Kingswood Golf Course in Dingley Village, with planning approval recently secured from the Minister for Planning for the subdivision and development of the site.
The project will transform the 53-hectare site into a high-quality, landscape-led residential community, with the masterplan carefully responding to the site’s landscape character and surrounding neighbourhood. The design prioritises the retention of significant trees and vegetation and will deliver more than 10 hectares of usable open space, including parks, green links and recreation spaces integrated throughout the new community.
A highly connected network of streets, shared paths and pedestrian links will encourage walking and cycling and strengthen connections to the surrounding community. Alongside more than 900 residential lots, with project will deliver greater housing diversity, enhanced drainage infrastructure and community infrastructure contributions that will benefit both future residents and the existing Dingley Village community.
The proposal builds on the Former Kingswood Golf Course Development Plan, approved by the Minister for Planning in October 2025, which establishes the framework for the site’s transformation into a connected, diverse and sustainable new neighbourhood.
Tract’s involvement with the site spans almost a decade, commencing with direct assistance to the Club and later supporting the original rezoning request on behalf of Australian Super. We’re excited to see the project reach another key milestone as it moves closer to delivery.
Throughout this journey, Tract has worked collaboratively with Satterley, the broader project team, the Department of Transport and Planning and referral authorities, providing town planning advice and advocacy across the strategic planning, Development Plan and planning permit phases.
