Tract's multi-disciplinary team were engaged by QIC to assist in the preparation, management, approval and landscape design for the development of the Robina Office Tower, a commercial building adjacent to Robina Town Centre.
The Robina Office Tower sits within a highly embellished landscape and provides 7,000 m2 of office space contained within two wings (east and west) of the building separated by a central lobby and service core. The east wing contains office uses over all four levels, with the ground floor primarily being dedicated to a customer service centre and an external facing cafe. The west wing contains offices over three levels, with partially undercover car parking at ground level.
The Tract Planning team supported the application from prelodgement through to development approval. We worked extensively with QIC and the City of Gold Coast Council to ultimately receive approval of the required Final Development Approval (FDA), as the site is governed by the Robina Central Planning Agreement (RCPA) legislation.
What’s more, our Town Planning team were also responsible for assisting QIC in gaining approval for the northern facade of the office building to include Indigenous artwork. Local Indigenous artist Goom pi Ugerabah created the artwork that was installed to the northern facade, along the Fire Stair which fronts to Edgewater Court.
The artwork forms part of QIC’s broader ESG initiatives and also introduces public artwork/ layering to the office building. The artwork provides a connection to the site and greatly enhances the surrounding visual amenity and character.
The Tract Landscape Team delivered the landscape design for the new office building from concept design through to construction. The landscape vision is to provide a comfortable and welcoming ‘urban park’ as an arrival statement to the building. At its core, the whole landscape envelope embodies biophilic principles as it provides strong linkages, both visual and physical, between the workplace’s occupants and a cool, shaded retreat where they can switch ‘offline’ from their internal workplace.
