Nestled amongst the now revegetated Gum Scrub Creek, Olio Officer sets a precedent for community-based living.
Situated within walking distance of the Officer Railway Station and the future town centre precinct, the Olio site was designated for higher density development.
Tract worked collaboratively with Cardinia Shire Council to achieve a two-permit approval for the estate on behalf of client Development Victoria.
Featuring a local park and streetscapes designed by our Landscape Architecture team, this project fostered collaboration and holistic design outcomes.
Based on advice from Tract’s Urban Design team, the estate draws the creek reserve into streetscapes through the establishment of landscaped ‘green links’ running north-south between buildings. These encourage pedestrian movement, connecting to the shared path network, retail and public transport opportunities beyond the site.
In joint-venture with Sienna Homes, Development Victoria was able to designate 10 per cent of the development for affordable housing in partnership with a not-for-profit provider. This is in addition to Development Victoria’s own ‘priority access’ period offered to eligible first home buyers.
