Located just behind the vibrant Pakington Street, Hope & Autumn exemplifies thoughtful design that builds upon the distinctive character of Geelong West.
Our Town Planning team secured approval for two separate four-level buildings, delivering 56 new homes in a highly sought-after location adjacent to an established activity centre in regional Victoria.
Achieving planning approval for this landmark development required navigating a complex site comprising multiple land parcels, two different zones (Commercial 1 Zone and the General Residential Zone), and a portion within the Waterloo Precinct Heritage Overlay.
Following consultation with the Office of the Victorian Government Architect (OVGA) and the City of Greater Geelong, the application was lodged through the Development Facilitation Program (DFP) and included a variation to the mandatory three-storey building height control within the General Residential Zone.
As the first significant development in this pocket of Geelong West, the project needed to balance respect for the existing context with the vision outlined in the Pakington Street Urban Design Framework. Austin Maynard Architects achieved this through a sensitive, creative interpretation of mid-rise living.
Distinctive design features set Hope & Autumn apart from typical apartment developments. A genuine mix of housing typologies – from one-bedroom apartments to generous family-sized homes – combined with a large communal ‘backyard’ fosters a strong sense of community.
Additional thoughtful inclusions, such as a shared guest suite, a communal wash-down area for dogs and beach gear, and ground-floor storage for bulky sporting equipment, enhance liveability and convenience. Hope & Autumn creates a new blueprint for liveability in Geelong West.
