Tract Consultants, in conjunction with Moonee Valley City Council prepared a set of Urban Design Guidelines for the Mt Alexander Road corridor. The objective was provide detailed precinct based urban design assessment and recommendations for development of the private realm along the corridor.
Mt Alexander Road is a key urban arterial corridor in inner northern Metropolitan Melbourne. It is a grand, tree-lined boulevard stretching from Flemington in the south through to Essendon Airport at the northern end.
As one of the premier boulevards and the most significant city connector from the north-west of Melbourne it is essential to have a tool with which to guide use and development of land along the corridor from an urban design perspective.
The Urban Design Guidelines provide detailed analysis of each of the distinctive precincts of activity along the corridor and outlines their preferred future character, built form type and development capacity.
Following identification of suitable precinct boundaries, this includes a three phase approach;
- Assessment of the existing precinct character
- Identification of the opportunities and constraints within each precinct
- Designation of appropriate design controls and guidelines for each precinct
The Urban Design Guidelines will guide development and urban renewal in the corridor into the future, and provide a level of planning and urban design certainty to Council, developers and the local community.
