2017 UDIA Victoria Awards

Tract were the landscape architects for two of the recent 2017 UDIA Victoria Awards winning projects.

Caulfield Heath by Beck Properties took out the High Density (below 10 storeys), while Jaques Richmond by Riverlee Group won the Urban Renewal Award. Congratulations to our project teams, clients and collaborators for delivering these outstanding projects.

Jaques is an exemplary urban renewal project by Riverlee Group and Macquarie Real Estate Equity Funds that has transformed an industrial rock crushing business in Richmond into a contemporary home for many, remaking an important island site in the suburb.



The $290 million development was designed by Fender Katsalidis Architects and features 377 uniquely designed apartments and townhouses at the former Jaques Bros Foundry, an engineering business established in 1885.



Paying tribute to its local heritage, Jaques also honours the memory of legendary Richmond footballer Jack Dyer, with a street and retail precinct named after the Australian Football Hall of Fame.

Caulfield Heath occupies a five-hectare site owned by Melbourne Racing Club and adjacent to Caulfield Racetrack. In 2012 MRC entered into a development agreement with Beck Property Group to develop the site.



Formerly open ground used for car parking associated with the racetrack, the site had already been zoned for residential development when SJB won the bid with its concept design of the entire site and the contract to design stage one of the project, Precinct One.



A development of this size is a challenge for any established community and SJB has attempted to create an architectural idiom in keeping with the long-established residential nature of theneighbourhood; street-side dwellings on the two main thoroughfares, Kambrook Road and Bond Street, are two or three storeys, with entrances that open directly onto the pavement, with low fences and with facades of warm brick and cream render.
